We have all experienced the past nine months of COVID-19 and felt its impact on commercial real estate. Many sectors have been negatively impacted, but industrial seems to have been spared. But what does the data lead us to believe? Are warehouse capacity and utilization at full gear? Are we only catching up on space usage that was never fully occupied? How are the West coast ports including Seattle affected by Chinese trade? Aside from Amazon, is manufacturing growing? Are there signs of reshoring?


We’ll dig deep on the past months and the current state of warehouse and transportation capacity and utilization to forecast industrial demand at a macro and local level.

Washington’s early and aggressive intervention to curtail the spread of the virus has positioned greater Seattle as one of the first regions in the country to face the challenge and the opportunity of rebuilding the economy. As our regional economy emerges from the pandemic, there will be new challenges and opportunities to address. It will take years to gain back what we lost. Some industry clusters will rise, others will fall. The tourism, travel and hospitality industries will need to be re-imagined. The nature of work and business will change with the larger presence of telework and possibility of on-shoring and near shoring. Workforce development will need to adapt to serve displaced and younger workers. Now more than ever, it is critical that we work together to develop a cohesive and coordinated strategy for regional long-term recovery.  A unified plan focused on building an inclusive economy will escalate our regional recovery and help us rebuild a better, more equitable and more resilient economy.
